Cap rate ranges move more by street than by city average. A Vanier fourplex and a Westboro fourplex can sit a few kilometres apart and print a full point of cap difference. Scanning on the map keeps basis honest: ask per door against the block it actually sits on, transit and zoning context in view, and nearby filings that explain why a seller is asking what they are asking.
When a listing looks priced to work, push it into Analyze. The desk underwrites at the Canadian qualifying rate — the higher of contract plus 2% or 5.25% — and reads DSCR, cash-on-cash, and cap rate on one page.
