How a study runs

  1. 1Pick the lot and pay. From the Develop map or by address. Choose the study and your program preferences: parking, rooftop terrace.
  2. 2Lot check. Zoning, parcel geometry and your uploads are reviewed before work starts. If the lot can't be studied, the order is refunded.
  3. 3Study. Program decided from the by-law, scheme drawn to scale, every figure computed from one model and checked.
  4. 4Delivery. The PDF lands on your order page, with one revision on the as-of-right and full studies.

Questions

Which lots can you study?
Ottawa and Toronto lots under their current zoning by-laws. Other Ontario municipalities on request before ordering.
Do I need a survey?
No. The lot comes from municipal parcel data. A survey, if you have one, makes setbacks and areas exact; upload it on your order page.
Can I use the study for a permit?
No. It shows what the zoning allows and what fits. A permit set is drawn and sealed by an architect and engineers, and the study is the brief they start from.
What if the by-law needs an interpretation?
It is marked “confirm” on the compliance table and listed in the summary, so it can go to a zoning determination or pre-consultation.
