How we filter for you
Every listing is checked against six bounds. If it fails any one, it does not land in your inbox.
Market
Only the cities in your buy box. An empty list means all of Canada.
Property type
Multifamily, single-family rentals, or both — your pick. Development sites stay out.
Units
Between your minimum and maximum unit count, inclusive.
Budget
Excludes any listing over your max purchase price.
DSCR
Excludes deals below your floor, so weak cash-flow doesn't slip through.
Cap rate
Excludes deals below your minimum cap, so thin yields are filtered out.
What if nothing matches this week?
We never send an empty email. If your box is tight, you'll hear from us less often — not more. Your workspace says which bound is excluding most of the inventory (for example, "most of this week's inventory was over your budget"), so a quiet inbox tells you what to adjust.
