Choose your markets, unit range, budget ceiling, and minimum DSCR and cap rate in Settings → Location & buy box. An empty market list means anywhere — we'll match every Canadian market.
Turn on Deal alerts
Toggle Deal alerts on in Settings → Notifications. Paid plans only — Investor and Developer Pro include it. We'll never send an empty email, so you'll only hear from us when a listing clears every bound.

How we filter for you
Every listing is checked against five bounds. If it fails any one, it does not land in your inbox.
Market
Only the cities in your buy box. An empty list means all of Canada.
Units
2–12 units — matches your minimum and maximum, inclusive.
Budget
Excludes any listing over your max purchase price.
DSCR
Excludes deals below your floor, so weak cash-flow doesn't slip through.
Cap rate
Excludes deals below your minimum cap, so thin yields are filtered out.
What if nothing matches this week?
We never send an empty email. If your box is tight, you'll hear from us less often — not more. The system tracks near-misses so we can tell you when most of the inventory is being excluded by one bound (for example, "most inventory was over your budget"), giving you the signal to adjust without the noise.
