Feasibility study orders

These terms apply to every feasibility study ordered through AssetAvenue. They sit alongside the Terms of use and the Privacy policy; where they differ on a study, these terms govern. The version you accept at checkout is recorded with your order and is the one that applies to it.

1Who you are contracting with

Studies are prepared and sold by AssetAvenue, a sole proprietorship of Anthony Bassi carrying on business in Ottawa, Ontario (“AssetAvenue”, “we”). Contact: info@assetavenue.ca.

2What a study is

A study tests what the zoning by-law allows on one lot and estimates what can be built: unit count, areas, parking and, depending on the study you order, a set of concept drawings and reviews.

  • Zoning memo. Every zoning provision for the lot in one compliance table, with the unit mix, gross and net area and parking count it allows.
  • As-of-right study. Zoning compliance table, site plan, floor plans and street elevation for the largest building allowed without a variance.
  • Full feasibility package. As-of-right study plus parking, section, structural, mechanical and fire concepts, a building code review and a photoreal exterior render.

The deliverable is a PDF. The sheets in each study are listed on the studies page.

3What a study is not

A study is not an architectural or engineering design. It is not stamped or sealed, and it must not be used to apply for a building permit, to tender, or to build. In Ontario the design of buildings of this kind is reserved to licensed architects and professional engineers under the Architects Act and the Professional Engineers Act; a study is the brief they start from, not their work.

Building code, structural, mechanical and fire-protection content is conceptual. It shows that a scheme is plausible, not that it complies, and each item has to be designed and confirmed by the responsible licensed professional.

A study is not a zoning determination, a planning opinion, an appraisal, or investment, legal or financial advice. Readings of a by-law that need an interpretation are marked “confirm” and listed in the summary so they can go to the municipality.

4Information we rely on

We work from the municipality's zoning by-law and parcel records, the 2024 Ontario Building Code (O. Reg. 163/24), public planning filings, and anything you give us. We do not independently verify survey, geotechnical, environmental, heritage, servicing or title information. Where your survey or documents differ from municipal records we use yours and say so.

You are responsible for the accuracy of what you provide and for telling us about anything that affects the lot: easements, open applications, orders, agreements. By-laws and records change; a study reflects them on the issue date printed on it.

5Lot check, turnaround and cancellation

After payment we check that the lot can be studied: a covered municipality, usable parcel and zoning data, a buildable lot. Turnaround runs in business days from the day we confirm the lot, and the target date is shown on your order page. While we wait on information from you, the clock stops.

If the lot cannot be studied, we refund the full amount. You may cancel for a full refund at any time before your order shows “In progress”. Once work has started a study cannot be cancelled, except as set out in section 7.

6Revisions

The as-of-right study and the full feasibility package include one revision, requested from your order page within 30 days of delivery. A revision corrects errors and reflects changes to the information or preferences you gave us for the same lot, by-law and option. A different lot, by-law or option, or a materially different program, is a new study.

7Price, payment and refunds

Prices are in Canadian dollars and are fixed when you pay. Payment is taken by Stripe at checkout, where applicable taxes are calculated and added. If we do not deliver within 15 business days after the target date and you have not caused the delay, you may cancel for a full refund. Refunds go back to the original payment method.

8Use of the study and confidentiality

You may use your study to evaluate the lot and share it with your lenders, partners, consultants, purchasers and the municipality. We keep ownership of our methods, templates and drawings. You may not resell the study, present it as another firm's work, or remove its feasibility disclaimer or “not for permit or construction” notices.

We keep your study and uploads confidential and share them only with the service providers that run the service (payment, hosting, email) or where the law requires it. We may use figures from studies in anonymous, aggregated form to improve our models.

9Liability

We prepare every study with reasonable care. To the extent the law allows, our total liability for any claim relating to a study is limited to the amount you paid for it, and we are not liable for indirect or consequential losses, including lost profit, the price paid for land, or the outcome of any application or approval. Nothing in a study promises that a municipality, committee or tribunal will approve anything.

10Governing law and changes

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there, and the courts in Ottawa have jurisdiction. We may update these terms for future orders. A new version gets a new date; orders already placed stay under the version accepted at checkout.
