New Housing Price Index, July 2026
The New Housing Price Index (December 2016=100) is now available for July.
Our take: A standalone NHPI release tells us nothing without the actual reading—but if prices are still climbing, new supply costs are pressuring your replacement reserves and long-term hold assumptions; if flat or down, construction financing becomes cheaper for development plays but existing rental comps weaken.
In your underwriting: Adjust your per-unit replacement reserve contribution and stress-test your exit cap rate assumption against construction-cost inflation trends embedded in comparable new builds.
